Who is Petitphait Financial Services(PFS)?
Petitphait Financial Services (hereafter referred to as PFS) is a licensed business located in Douglas County, Nebraska. PFS is a Referral Business. PFS is not a lender, an auto lessor or a credit card issuer. PFS does not make credit decisions in connection with loans, nor do I issue commitments or lock in agreements. PFS is not an agent of either you , the consumer, or any potential lender. PFS services are administrative and consultative only. You, the consumer, should rely on your own judgment, when determining whether or not an available loan product best suits your needs and means.
PFS does not guarantee that completing a Pre-Application will result in your receiving a loan from any lender. The Pre-Application Form that you, the consumer, submits to PFS is not an Application for Credit, but rather a Preliminary, application form, intended only for the purpose of obtaining PRE-QUALIFYING information from you, the consumer, for PFS to present to one or more potential lenders. Participating lenders who receive a completed Pre-Application form from PFS require that you complete a loan application.
PFS does not charge an administrative/application fee or so called upfront fee for its services.
NOTE: When a Participating Lender has received your pre Application forms from PFS and have determined that they (the Lender) wish to proceed with the loan application process, the lender will generally notify PFS and/or you (the consumer). The Lender may, at that time, request that you provide them with additional information and/or documentation. PFS will assist you in this process by supplying the necessary forms, etc. then submitting the entire LOAN PACKAGE to the Lender for their final decision. The Lender and/or PFS will promptly contact you with the specific details of their (the Lender) decision.
FEDERAL DISCLOSURES
The Pre Application form will be forwarded to one or more of PFS participating potential lenders. These lenders will make certain disclosures to you as required by Federal law under the Truth in Lending Act (TILA), The Real Estate Settlement Procedures Act (RESPA), and certain other federal and state laws, including details of your cost for credit; HUD mandated booklets Guide to Settlement Costs and/or When Your Home is on the Line; notices concerning the possibility that your mortgage loan servicing may be transferred; and your right to a copy of any appraisal, if any, are performed on your home. The Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age, (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant s income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. The federal agency that administers compliance with this law is the Federal Trade Commission, Equal Credit Opportunity, Washington, DC 20580.
Additional State Disclosures
At the present time PFS is arranging Commercial/Residential Mortgages or Business Loans in all 50 States and Commercial or Business Loans worldwide.
NOTE: In the State of Rhode Island only loans of more than $25,000.00 can be arranged. In the State of Vermont only loans of more than $1 million can be arranged.
